What is roof repair?

Roof repair fixes specific damage before it spreads. A few missing shingles after a storm. Flashing that pulled away from your chimney. An active leak dripping into your living room during heavy rain. These are the calls we get from homeowners across Michigan and Ohio.
The approach is straightforward: identify where water is entering, remove the damaged material, fix what's underneath if needed, install new components that match your existing roof, and seal everything so water stays outside.
We don't patch over problems. The damaged section comes off. We check the deck beneath it—the plywood or OSB sheathing that your shingles attach to. If it's soft or rotted, we replace that too. Then new shingles or flashing go on per the manufacturer's installation specs.

What kind of roof damage can be repaired?

Asphalt shingles
This is where most of our repair work happens. Three-tab or architectural shingles—the style you see on most homes in Canton, Toledo, and Ann Arbor.
Storm damage → Wind lifts the edges, hail pounds impact marks into the surface, heavy branches punch straight through. We replace the damaged sections and check the surrounding areas for hidden problems.
Aging issues → Shingles curl as they get older. The protective granules wash off during rainstorms, leaving bare spots where UV rays break down the asphalt underneath. We'll assess whether targeted repairs make sense or if you're getting close to needing full replacement.
Missing pieces → Wind catches a lifted edge and tears the whole shingle right off. One missing piece creates a direct leak point. We replace it and check the adjacent shingles to make sure more aren't about to follow.

Flashing and penetrations
Flashing is the metal or rubberized material that creates watertight seals where your roof meets chimneys, vents, skylights, or walls. These spots are constantly moving as materials expand and contract with the temperature.
Chimney flashing — This is actually two separate metal pieces working together. Step flashing runs up the side of your chimney like a set of stairs—one piece tucked under each row of shingles. Counter flashing sits on top of those pieces and gets tucked into the mortar joints between the bricks. When the caulk dries out or the metal starts corroding, water sneaks between the two layers.
Skylight leaks — Usually caused by dried-out seals or sloppy original installation. We rebuild the flashing around the skylight's raised frame—that's called the curb—so water runs around the edges instead of pooling against them.
Vent boots — These are the rubber sleeves that wrap around your plumbing pipes where they stick through the roof. Sun exposure cracks them over time. A quick replacement stops leaks before they rot the deck underneath.
Valley flashing — Valleys are where two roof sections come together at an angle, and they handle a lot of water flow. Debris piles up in there, or the flashing wasn't installed right to begin with. We see problems pop up regularly after wet seasons in Ohio.

Other roofing systems
We also handle repairs on metal roofing and flat roofing systems. Each type has its own set of common issues and specific repair techniques—check those pages for the details.

What happens during a roof repair?

Day of inspection → We look from the ground and attic first, then get on the roof. Water travels along rafters before it drips through your ceiling, so the stain inside might be several feet from where water entered.
Stop active leaks → If water is coming in during our visit, we secure tarps or apply emergency patches while we prepare for permanent repairs.
Repair work → Damaged material comes off → Deck gets checked (soft spots or rot get replaced) → New shingles or flashing go on per specs → Edges and fasteners get sealed.
Integration check → Water needs a clear path off the roof. We verify repairs tie into surrounding materials properly. Seams get sealed. We look for spots where future problems might develop.
Daily cleanup → Debris into tarps, hauled same day → Magnet sweeps for fasteners → Work area inspected before we leave each day.
Final walkthrough → You see what we fixed. We explain what to watch for. Warranty docs provided. Questions answered on-site.
> Deck condition is the wildcard. Soft spots or rot show up during material removal. We explain what needs fixing and get your approval before moving forward.

How much does roof repair cost?

Depends on what's damaged, where it is, and what materials we're working with.
Damage extent — A few missing shingles costs less than repairing an entire valley or addressing hail damage across multiple roof sections.
Material type — Asphalt shingle repairs are typically straightforward. Specialty materials need specific tools or techniques.
Roof accessibility — Steep pitches, multiple stories, or tight ground access affect time and safety requirements.
Timing — Emergency work during active leaks may carry different pricing than scheduled repairs you plan ahead.
Use our roofing cost calculator for project estimates based on damage type and roof size. Specific pricing comes after we inspect your roof and provide a detailed breakdown.
> Most roof repairs range from $500 to $2,500 depending on damage extent and complexity. Emergency repairs during active leaks may cost more due to immediate response requirements.

Paying for roof repairs
Payment plans fit roof repair into monthly budgets instead of requiring full upfront payment. Most approvals happen within 24 hours. Review monthly options before committing to a timeline.

How long does roof repair take?

Simple repairs—replacing a section of missing shingles or fixing a vent boot—often finish in a few hours.

More involved work takes longer:
Chimney flashing replacement → Half day to full day, depending on chimney size and roof pitch
Valley repairs → One to two days if deck damage exists underneath
Multiple roof sections → Two to three days for scattered storm damage across different areas
Emergency tarping → Same day when active leaks need immediate attention
Weather affects timelines. We don't install shingles in rain or when temperatures drop below manufacturer minimums. Delays happen, and we update you when they do.
A ranch in Sterling Heights with straightforward shingle damage finishes faster than a two-story colonial in Ann Arbor with complex flashing issues and limited roof access.

Can roof damage be prevented?

Some damage—severe storms, falling branches, hail—you can't control. Other issues show up gradually and respond well to maintenance.
*Annual inspections* catch small problems before they leak. Lifted shingles get resealed. Deteriorating flashing gets replaced. Debris gets cleared from valleys.
*Gutter maintenance* matters more than most homeowners realize. Clogged gutters overflow and push water under shingle edges. Ice dams form when gutters stay full through winter. Water backs up and finds its way through.
*Tree trimming* prevents branch damage during storms. Overhanging limbs drop leaves that hold moisture against shingles and speed up deterioration.
> Gold Standard Protection Plan includes annual inspections at no cost. We check your roof, document condition, and address small issues before they turn into emergency repairs.

Do you repair all roof types?

We handle asphalt shingle repairs most frequently—it's what covers the majority of homes across Michigan and Ohio.
For metal roofing repairs and flat roofing repairs, we work on those systems too. Each has different common issues and repair methods. Check those pages for material-specific details.
If you're not sure what type of roof you have or what's causing your leak, we'll identify it during the inspection and explain options.
