Asphalt Shingle Roof Repair
Missing or lifted shingles? We fix it right, fast—clean work, lasting results.

What is asphalt shingle repair?
Asphalt shingle repair targets specific problems—blown-off shingles, lifted tabs, cracked pieces, leaks around flashing—before they spread into bigger issues. The goal is straightforward: fix what's damaged, seal what's vulnerable, and keep water out of your home.
Most repairs happen after wind events or hail storms. A few missing shingles might not seem urgent, but the exposed underlayment (the protective layer between your shingles and the wood deck) and deck (the wood boards that form your roof's surface) won't hold up long once rain starts hitting them directly. We've seen small leaks in Canton turn into ceiling stains and insulation damage within weeks when homeowners waited too long.
Here's what this page covers:
Common problems we fix—missing shingles, lifted tabs, cracked shingles, valley leaks, flashing issues around walls and chimneys
Our repair process from tear-off through final inspection, including deck checks and proper fastening
Why professional installation matters for wind resistance, flashing details, and catching hidden damage
Job site clean-up standards—tarps, magnet sweeps, daily debris haul
Timeline expectations and cost factors—what affects how long repairs take and what drives pricing
Warranty coverage—Lifetime Workmanship Warranty and Gold Standard Protection Plan included at no cost
Color matching reality: If your shingles are more than a few years old, exact color matches are tough. Shingles fade over time, and manufacturers sometimes discontinue specific color lines. We source the closest match available, but you might notice slight variation between old and new shingles—especially in direct sunlight. That difference usually becomes less obvious as the new shingles weather in.
When repair doesn't make sense: If you're looking at widespread damage across multiple roof sections, or if your shingles are nearing the end of their lifespan (20+ years), replacement often delivers better long-term value than patching repeatedly. We'll tell you honestly if that's the case during your inspection.
What problems do we fix?
Common asphalt shingle issues we handle:
Wind and storm damage
Missing shingles, blown-off tabs, lifted edges that haven't fully detached yet but will during the next storm
Cracked or broken shingles
Splits from impact (branches, hail), brittle tabs from age, broken corners around roof penetrations
Lifted or curling tabs
Edges that have pulled away from the adhesive strip; these catch wind and tear off completely if left alone
Nail pops
Fasteners that have pushed up through the shingle surface, creating small punctures and breaking the seal
Granule loss
Bare spots where the protective granules have worn away, exposing the asphalt layer underneath to UV damage
Valley leaks
Water intrusion where two roof planes meet; often caused by damaged valley flashing (the metal or material that channels water) or improperly sealed shingle edges
Step flashing and counter-flashing issues
Leaks along walls, chimneys, and dormers where the roofing material meets vertical surfaces. Step flashing are the L-shaped metal pieces that weave between shingle rows along walls. Counter-flashing covers the top edge and seals against brick or siding. Common problem areas in older homes across Toledo and Ann Arbor.
Skylight and pipe boot leaks
Seal failures around roof penetrations. Pipe boots (the rubber or metal collars around vent pipes) crack over time. Skylight flashing separates from the deck.
How does asphalt shingle repair work?
We follow a clear sequence that handles immediate problems while checking for hidden issues underneath.
Step 1 → Protect the area
Tarps go down around the work zone to catch debris and protect landscaping. If we're working near entry points or over patios, we set up additional barriers so you can still use those spaces safely.
Step 2 → Stabilize active leaks
If there's water coming through right now, we stop it first with temporary patches or tarps secured to the roof. This prevents further interior damage while we prepare for the permanent fix.
Step 3 → Remove damaged materials
Out come the blown-off or cracked shingles, failed sealant, loose fasteners. We pull back the surrounding shingles carefully to avoid creating new damage while accessing the problem area.
Step 4 → Check the deck
Once the shingles are off, we can see the actual roof deck—the plywood or OSB boards that form your roof's structural surface. Soft spots, water stains, or visible rot mean the sheathing (another term for those boards) needs replacing before new shingles go on.
Deck condition is the wildcard. We won't know what's under the shingles until we pull them up. Find soft spots or rot, we stop and show you. "Here's the problem, here's what we need to replace, here's the cost." Nothing moves until you approve.
This happens more often than most homeowners expect, especially on older roofs in Royal Oak or Sterling Heights where the original materials have been up there for decades.
Step 5 → Install per manufacturer standards
New underlayment (the protective barrier layer) if needed, properly integrated flashing, shingles fastened in the right zones with the correct number of nails. We center fasteners in the nail line and don't overdrive them—common mistakes that cause leaks or premature shingle failure. Sealant goes on flashing edges and around penetrations, not slathered everywhere as a substitute for proper installation.
Step 6 → Integration check and documentation
Before we leave, we walk the repair area with you. We'll show you photos of what we found during tear-off, explain what we replaced, and point out any other areas that might need attention soon. You'll know exactly what happened on your roof.
Why does professional repair matter?
Proper fastening saves shingles during storms
Every shingle has specific fastener zones marked by the manufacturer. Nails placed too high won't hold the shingle down. Nails placed too low create punctures in the exposed section. Fasteners driven too deep break the shingle's seal strip. We see DIY repairs all the time where shingles are just nailed anywhere—those blow off in the next windstorm.
Our installers are trained employees, not subcontractors. They know Atlas shingle specs and follow manufacturer requirements because that's what keeps your roof performing years after we leave.
Flashing details prevent repeat leaks
Step flashing along walls and chimneys needs to weave between shingle rows, not just sit on top of them. Counter-flashing covers the step flashing's top edge and gets sealed against the vertical surface. Skip either piece and water will find its way behind the shingles. Surface sealants might hold for a season, but they're not a substitute for correctly installed flashing.
Wind and hail damage goes deeper than it looks
A few missing shingles after a storm might signal bruising or cracking across a larger area. Hail impact doesn't always punch visible holes—it can fracture the shingle's mat layer underneath, which leads to leaks months later once the damage works its way through. A proper inspection checks surrounding shingles for these hidden issues.
We've completed roof work for over 10,000 customers across Canton, Ann Arbor, Troy, and surrounding communities. That experience taught us what actually holds up through Midwest weather—and what fails within a few seasons. Our Torch Award for Ethics from the Better Business Bureau recognizes consistent, transparent practices. Not every contractor can say that.
How do we keep the job site clean?
Ground protection → Tarps go down before tear-off starts. They catch old shingles, nails, and debris so nothing damages your landscaping or driveway.
Magnet sweeps → Daily passes with a rolling magnet pick up metal fasteners and nail fragments from driveways, walkways, and lawn areas. Small kids and pets make this non-negotiable.
Debris haul → Materials get hauled as we work, not left piled on your property overnight. The dumpster or truck stays on-site only as long as needed.
Final area check → Before we call the job complete, we clear gutters of any debris that landed during the repair, sweep walkways, and do a final magnet pass.
