Residential Roof Replacement
Full tear-off, clean install, and lifetime workmanship warranty. Most projects complete in 1-3 days.
What Does Residential Roof Replacement Include?
Complete residential roof replacement means removing everything down to the deck, fixing problems, and rebuilding your roof correctly.
Tear-off to deck. We remove all old roofing material—no layering new over old. Once the deck is exposed, we inspect every section for soft spots, rot, or damaged sheathing. Compromised boards get replaced before anything else goes up.
Weather barrier and flashing. Underlayment goes on with properly overlapped seams and taped penetrations. Flashing goes in around chimneys, vents, skylights, and where surfaces meet—this is where most leaks start when installation cuts corners.
New roofing material. Your material goes on next—Atlas asphalt shingles for traditional residential roofing, Unified Steel stone-coated metal for longer-lasting protection, or membrane systems for flat or low-slope roofs—installed to spec with proper spacing for expansion and contraction.
Final cleanup. Tarps protect landscaping during tear-off. We run magnets daily to pick up nails. Gutters get cleared. Debris gets hauled as we work. You get a final walkthrough before we call it complete.
When to Replace Your Residential Roof
Multiple leaks in different areas — One leak might be fixable. Three or four across different sections means the whole system is breaking down.
Age 20+ years for asphalt, 40+ for metal — Asphalt shingles typically last 20-30 years depending on product and sun exposure. Metal lasts longer but eventually needs replacement when fasteners fail or panels corrode.
Widespread damage patterns — Curling edges across large sections, bare spots where granules have worn off, or cracking affecting multiple areas signal the material is past its useful life.
Repairs keep adding up — If you've paid for roof work two or three times in recent years and new problems keep surfacing, replacement becomes more economical.
Storm damage hit large areas — Hail, high winds, or falling branches can damage significant sections in a single event. Insurance often covers storm-related residential roof replacement, and when the affected area is substantial, replacement makes more sense than patching.
Failed inspection — Lenders and buyers want roofs in solid condition. If your roof fails inspection for a sale or refinance, replacement might be your only path forward.
When repair works: Isolated damage on newer roofs—small leaks, blown-off shingles, minor flashing issues. We'll tell you honestly which approach makes sense.
How Long Does Roof Replacement Take?
Most residential roof replacement projects take 1-3 days from start to finish. Timeline depends on home size, roofline complexity, weather, and deck repairs discovered during tear-off.
Initial assessment. We look at your roof and explain what we see. If repair makes sense, we say so. If you need replacement, we explain why and walk you through what's involved.
Same-day estimate. We measure your roof, calculate materials, and provide detailed pricing the same day. Line-item costs for materials, labor, and timeline estimates with honest guidance on asphalt, metal, or flat roofing options.
Scheduled installation. Once approved and materials arrive, we schedule installation. Typical single-family homes take 1-2 days. Larger homes or complex rooflines might take 3 days.
Daily communication and cleanup. Your project manager checks in daily with progress updates. If we find unexpected issues like rotted deck boards, we flag it immediately and provide pricing before moving forward. We run magnet sweeps daily, haul debris as we work, and keep your site clean throughout.
Final walkthrough. We walk your property together, answer questions, and hand off warranty documentation including our Lifetime Workmanship Warranty.
What affects timeline: Weather stops work (rain, high winds, ice). Home size matters—1,200 sq ft goes faster than 3,000 sq ft. Deck repairs add time when needed.
Jobsite Cleanup Standards
Tarps before tear-off — Protective tarps go around your home's perimeter before we remove a single shingle, catching debris and protecting landscaping.
Daily magnet sweeps — We run industrial-strength magnets across your driveway, walkways, and lawn every day—not just at the end.
Gutter cleaning before final walkthrough — Tear-off sends granules and debris into gutters. We clean them completely so water flows properly.
Debris removal as we work — Materials go directly into a truck or dumpster, not piled in your yard for days.
We've completed residential roof replacement for over 10,000 customers across Michigan and Ohio. These cleanup standards are part of every project.
Residential Roofing Materials
Asphalt Roofing
Most common residential roofing material. Asphalt shingles work on most home styles, come in a wide range of colors, and deliver reliable performance at predictable cost. We install Atlas shingles—their Pinnacle Pristine and StormMaster lines handle freeze-thaw cycles, wind-driven rain, and temperature swings.
Typically lasts 20-30 years depending on product tier and sun exposure. Available in traditional three-tab or architectural profiles with deeper shadow lines.
Metal Roofing
Longer lifespan and modern look. Metal roofing lasts 40+ years and handles heavy snow loads, ice damming, and high winds. We install Unified Steel stone-coated metal panels that give you traditional shingle appearance with metal durability.
Costs more upfront than asphalt but requires less maintenance and often qualifies for insurance discounts in hail or high-wind areas.
Flat Roofing
For low-slope residential sections. Flat or low-slope areas—common on garage additions, sunrooms, and modern architectural styles—need different materials. We install membrane systems like TPO, EPDM, or modified bitumen that handle standing water and UV exposure.
Flat roofing requires specific expertise. Water doesn't run off easily, so proper drainage, seam work, and material choice matter more.
Roof Replacement Warranty Coverage
Lifetime Workmanship Warranty
Our Lifetime Workmanship Warranty covers labor and installation for as long as you own your home. If a leak develops from installation issues—flashing detailed incorrectly, underlayment overlapped wrong, fasteners placed improperly—we fix it at no cost.
This isn't a 1-year or 5-year labor warranty. It's lifetime coverage on installation work itself. Most roof problems that show up years later trace back to installation quality, not material failure.
Gold Standard Protection Plan
Every residential roof replacement automatically includes our Gold Standard Protection Plan. This extends beyond standard warranty coverage to provide 24-48 hour response time for urgent issues and the ability to transfer remaining warranty coverage to a new owner when you sell.
We're a Torch Award for Ethics winner from the Better Business Bureau—recognition for consistent, transparent business practices. Not every contractor can say that.
How Much Does Roof Replacement Cost?
Residential roof replacement represents a significant investment, but flexible payment plans make it manageable. We offer monthly payment options with most approvals within 24 hours.
Every home is different—size, roof pitch, material choice, and complexity all affect your final cost. Our roofing cost calculator lets you input your home's square footage and explore different material options to see a realistic range.
What affects residential roof replacement costs:
Material choice — Asphalt is most budget-friendly. Metal costs more upfront but lasts longer and requires less maintenance. Flat roofing systems fall in between depending on membrane type.
Home size and roof complexity — More square footage means more material and labor time. Steeper pitches take longer. Multiple valleys, dormers, and penetrations (chimneys, skylights, vents) add complexity and time.
Deck repairs aren't included in initial estimates — We can't see deck condition until we remove old material. If we find soft spots, rot, or damaged sheathing during tear-off, we show you the problem and provide pricing before moving forward.
